There are specific design principles applied to both staging and decorating but the difference is staging is all about applying specific strategies that depersonalize and edit (rather than personalize and build) a space to make your home market ready.

Here are a few things to consider when preparing your home for market…
1) Best return on investment…
You’re about to sell your biggest investment ever. Isn’t it worth it to plan the highest possible return on that investment? Staged homes sell faster. Once our homes are listed, we want to move on to the next life chapter as quickly as we can. Sometimes our employment dictates the need to move. It’s really difficult to leave loved ones behind waiting on the house to sell.
2) Higher list price…
A staged home means increased value is added to the homes list price. Staged homes are known to sell for thousands of dollars more. Money spent on home staging is a lot cheaper than an extra mortgage payment.
3) Competitive edge…
The wider appeal to the majority of potential home buyers gets you more showings. Agents are usually pretty eager to show clients a home that is move-in ready. You’ll have the competitive edge, with fewer issues for reduced negotiations.
Occupied home staging, meaning you will be living in your home during the selling process, is where my Professional Redesign training kicks in. Using what you already have, I will make it look its best while saving you costly furniture rental expenses. Some items might need to be brought in at a small cost to style things to perfection.

STAGING CONSULTATIONS
Crafting and implementing a plan for your home to reach a wide target audience is the main goal of getting your home market-ready. You’ll be equipped with a list of suggestions for de-cluttering, proper furniture layout, editing, organizing, repainting with specific colours that sell, cleaning, repairing, artwork and accessories display.
Together we’re establishing a home that lists for more money and appeals to the majority of buyers in the market. The sooner your home sells, the closer to the asking price you will get.
Walkthrough Consultation

What’s Included:
I’ll make some broad recommendations as you tour me through your home, room to room. We’ll talk about wall colours, furniture placement, decluttering, needed repairs etc. You’ll be able to take your own notes as we visit each room during the consultation. A bullet list of repairs, decluttering, maintenace and staging recommendations will follow by email.
Allow 1.5 hours for this service - anything over bills in 15 minute increments of my hourly rate of $95

I want to put your mind at ease right off the start. It’s bound to feel a little intimidating to have a professional decorator coming to tour your home with the express purpose of analyzing and judging it. Please know that I’m here to help and not criticize.
1) Photographing the Property
I’ll ask you to tour me through your home starting at your front entrance. I’ll take a series of photographs of each room from various angles as you describe your space and how you use it.
2) Planning The Staging Itself
I’ll have made some broad recommendations during our tour together. At this point, I’ll return to each room on my own and spend a few minutes in each space to do a more thorough assessment and make my notes for the overall staging plan. I’ll be looking at what we can use in another space, what needs repair etc.
3) A General Discussion Of Recommendations
When my note-taking is complete I’ll share my honest feedback with specific ideas for you to work on. Within 3 - 4 days you will receive a report with my staging recommendations, which includes a bullet-point list of necessary repairs, maintenance, repainting and decluttering.
You don’t always have the time or desire to execute the plan yourself. Don’t worry, I’m here to help with that too.
